Looking for a male or female housemate for a house that's shared by SUNY New Paltz students and is available August 1st for a one-year lease.  It's a ten minute walk to SUNY and a five minute walk to the supermarket.  The monthly rent is $750.00 for a large room and $725.00 for a smaller room.  The rent includes utilities of heat, water, hot water, wi-fi, electric, weekly garbage and recycling pickup, snow plowing, and yard maintenance.  There are refinished hardwood floors, an updated kitchen, two full updated bathrooms, living room, dining room, sunroom, high-speed WI-FI, cable in the living room, washer and dryer on premises, off-street parking, bicycle storage, fresh paint, and a nice yard. 

The house and neighborhood are great for studying and peaceful relaxation. This is not a party house.  Mature and responsible individuals only. No pets and no smoking.
